Mandelbaum Barrett PC recently represented a food manufacturer in the negotiation of a long-term lease for occupancy of a 67,000 square foot warehouse building in Newark, New Jersey. This negotiation addressed numerous issues for the tenant, including the permitted use of the premises, the scope and schedules for the parties’ respective building alterations, the construction allowance, the tenant’s contribution towards operating expenses and real estate taxes, assignment and subletting rights, the parties’ respective repair and maintenance obligations and the landlord’s ongoing environmental responsibilities for the real property.
