Craig Alexander, Co-Chair of the Commercial Real Estate Practice Group at Mandelbaum Barrett PC, recently represented a prominent investment company in connection with the multi-million-dollar acquisition of a 40,000 square foot warehouse in Morris County.   In addition to deferred maintenance issues, the property’s environmental condition presented significant challenges to the deal as the property will continue to be subject to remedial activities pursuant to legacy NJ Industrial Site Recovery Act cases.  With the assistance of Doug Eilender, Chair of the firm’s Environmental Department, the client was able to get comfortable with the known environmental conditions and satisfy its lender to not only finance the acquisition, but also to waive any unusual environmental requirements or escrows.   The firm also represented the client in connection with the leasing of the property post-closing.
