New Jersey seniors and disabled homeowners now have an easier way to apply for property tax relief. The Department of Treasury announced a new, simplified application that combines three major relief programs into one form, reducing paperwork and streamlining the process.

What’s Changing?

Previously, seniors and disabled homeowners had to apply separately for:

  • Senior Freeze – This program reimburses eligible seniors and disabled homeowners for any increases in their property taxes, helping to stabilize their housing costs.
  • ANCHOR – The Affordable New Jersey Communities for Homeowners and Renters program provides direct property tax rebates to qualifying homeowners and renters to help offset the high cost of living in the state.
  • StayNJ – A newly introduced initiative designed to significantly reduce property tax burdens for senior citizens, making it more affordable for them to remain in their homes as they age.

Now, these programs will be accessible through a single PAS-1 form, sent directly to eligible senior households. This change makes tax relief more accessible, reducing the burden of multiple applications; since program availability depends on state budgets, this streamlined process ensures eligible residents can apply more efficiently.

Who’s Affected?

Seniors and disabled homeowners will receive and need to complete the PAS-1 application. Other homeowners and renters will mostly still receive an ANCHOR Benefit Confirmation letter this summer, confirming automatic eligibility. Others may get an application mailer.
